Submitting the report

It takes us a couple of days to complete the comprehensive report, then you make the final payment

The process of using the property appraisal service is divided into 3 simple steps namely:

  1. Submit a property request to the company to determine the appraisal fee
  2. After that, the company will issue a service fee quotation to you
  3. Once agreed,
    1. For uncomplicated (simple) property you may sign the service quotation for accepting our service, and make partially payment as stated in the quotation
    2. For complicity property, we will send the appraisal contract based on the performance of the work

and we will start the appraisal by surveying the actual area, measuring the size of the property, checking the physical and legal aspects of the property as well as checking with department of land, Ministry of Natural Resource and Environment. Collect comparable properties, inquire about nearby properties, inquire with the village head, land, district, province/capital city for information about the development of regulatory areas, etc.

Information required for:

  1. Type of vacant land: If you have this type of property that is vacant land, the customer must send the land title (front and back), lease agreement or concession agreement (if the land is leased or concession)
  2. Type of land with buildings: If the customer has a type of property that is land with buildings, you must send a copy of the land title (front and back), with a picture of the buildings as follows:

But if there is a real assessment, we need additional information such as building plans, construction permits, lease agreements or concession agreements (if it is land and buildings with lease or concession).

  1. Vehicles: If the customer has a car to evaluate, a copy of the purchase receipt, vehicle registration card will be needed.
    4. Machinery and equipment: If the customer has property that is the type of machinery that we will evaluate, please provide us with a copy of the purchase-sale certificate, use license/import permit and other related documents.

Additional information:
1. Each asset will use a different evaluation method depending on the type of asset
2. We strictly follow the code of ethics of evaluators
3. Every property must be verified with the land, province/capital where the property is located.
4. Then we will analyze and write a report which takes about 2-3 days per property report.
